Rather than replacing a former long-vacant discount store with another version of a typical strip-oriented retail center, ELM developed three individual buildings of varying scales, which de-emphasized the parking’s visual impact and connected people to the shops by wide sidewalks and landscape-rich pedestrian spaces. ELM provided comprehensive planning, architecture, landscape architecture, signage, design guidelines, and tenant interior improvements for the project.
Third Street Village has become one of the premier dining and unique neighborhood-scale shopping destinations for the region and has been a catalyst for other nearby redevelopment. Its coastal architectural character has established a quality archetype for the communities of Jacksonville, Neptune, and Atlantic beaches. Third Street Village has also been widely recognized by design and professional trade organizations for its ongoing success and unique approach to planning and design.
